For all staging services — whether room-by-room or the 8-hour full staging — we begin by working with your existing furniture, arranging it and, if needed, updating or modifying pieces (such as painting, adding covers, or repositioning) to make them work in the space.
Our staging fees cover design expertise, labor, and setup, including moving and arranging furniture, as well as transporting any items we bring to your home and removing them after staging. This ensures each room looks cohesive, modern, and photo-ready without additional effort on your part.
Any additional furniture or accessories we provide — including sofas, beds, dining tables and chairs, lounge chairs, office furniture, rugs, pillows, throws, lamps, or curtains — are not included in the base fees and are used temporarily for staging purposes only. Clients do not retain any staging items. If you are interested in purchasing any pieces, we can provide pricing and arrange a separate sale.
Any additional furniture or decorative items we provide from our inventory to complete the staging are not included in the base fee. These items are quoted separately and tailored to the specific needs of your home.
All staging items, whether large furniture or accessories, remain the property of Design Koncepts and are used solely during the staging period. This approach ensures your home is fully staged and appealing to buyers, without requiring you to purchase or permanently keep any of the items.
